Track seller-financed deals from offer to serviced note
Owner-financed deals keep going after closing. Deal Harbor keeps the note terms on the deal from the first offer, and can hand a won deal to NoteHarbor to be set up as a serviced loan.
Who it is for
For investors who sell properties with owner financing or buy on seller-carry terms, and want the note amount, rate and term recorded once and carried forward instead of retyped at every step.
Price out terms with the free seller-finance payment calculator, and read tracking seller-financed deals from offer to serviced note for the full process.
The jobs it does
- Record note terms once
- The Real Estate Investing template includes deal fields for the seller-financed note amount, interest rate and term in years.
- Price out the payment before you offer
- The public seller-finance calculator shows principal and interest, total payment with escrow, the late fee, any balloon and a yearly amortization table.
- Hand a won deal to servicing
- With a NoteHarbor account connected, the Exit to NoteHarbor step builds the loan from the deal (borrower, property, principal, rate, term, first payment date) for you to review and edit before it is sent. Retries never create a duplicate.
- Get paperwork signed without leaving the deal
- Harbor Sign is built in, with signing order, access codes or emailed one-time codes, reminders, deadlines, templates and a hash-chained audit trail. Signed files stay on the deal.
- Follow up on schedule
- Tasks carry an owner and a due date, with a daily notice when they come due. On Starter and above, email sequences mix emails, waits and call tasks, and can stop when a contact replies.

Common questions
Can Deal Harbor service my seller-financed note?
Deal Harbor tracks the deal. Servicing, meaning collecting payments, applying them and sending statements, is done in NoteHarbor, a separate product. A connected NoteHarbor account can receive a won deal as a new loan.
Which deal details are sent to NoteHarbor?
Borrower name and contact details, property address, principal, interest rate, term in months and first payment date. You review and can edit the mapping before anything is sent.
Does Deal Harbor create the promissory note and deed of trust?
No. Have a real estate attorney prepare or review your seller-finance documents. You can send them for e-signature in Deal Harbor and keep the signed copies on the deal.
Is seller financing regulated?
It can be. Federal and state lending rules may apply depending on the property, the buyer and how many notes you make. This is general information, not legal advice.
